There is a moment, crossing the small bridge onto Brickell Key, when the city seems to exhale. The traffic falls away, the water opens on every side, and Miami becomes something you look at rather than something you navigate. At the island's southern tip, where the bay meets the open horizon, The Residences at Mandarin Oriental, Miami are rising, developed by Swire Properties and designed by KPF.
This is not simply a new address. It is the rare chance to own a piece of a place that will never be made again.
KPF has given the island a new profile: two towers that rise from a garden at the water's edge, drawing the eye from the bay to the sky. Arrival is unhurried. Gates part, water features murmur, and a sheltered porte-cochère opens onto the bay, a welcome that feels less like coming home to a building and more like arriving at a private estate.
Inside, Parisian designer Tristan Auer and AD100 designer Laura Gonzalez have created homes that whisper rather than announce. Light pours in from every direction and moves across natural stone through the day. Rooms feel generous and calm, made for long dinners, slow mornings and evenings on the terrace as the skyline lights up across the water. Every detail, from the hand of a cabinet to the glow of a lamp, has been considered so that you never have to.
Above the water, the podium unfolds like a private resort known only to those who live here. Pools seem to spill into the bay. Shaded villas wait beside a quiet lagoon. A forest path winds through gardens to spaces for yoga, warmth and stillness. There are pavilions for tea at dusk and dinners under the stars, rooms for wine and conversation, and places for children to play and friends to gather. The days arrange themselves around the light.
Mandarin Oriental has spent more than six decades perfecting a simple idea: the finest service is the kind you barely notice. Here, a dedicated team of Mandarin Oriental colleagues is present day and night, so that a reservation, a massage at home, flowers for a guest or a car waiting at the door simply happens. Next door, the brand's new North American flagship hotel brings its spa, its restaurants and its celebrated cake shop to the end of your garden path. Beyond Miami, ownership opens a quiet door to Mandarin Oriental properties around the world.
